How to us this site
There are three ways to search for all properties for sale in the San Francisco and San Mateo Multiple Listing Services.
1. Use the big red search links above for each county (no e-mail, only active properties)
2. Track the homes in the area of interest (e -mail required, active, pending and sold)
3. Talk to me and I will do it all for you (real person required)

Start by using the listing alert service (this free service is connected to both the San Francisco and San Mateo"MLS" Multiple Listing Service) along with your personal listing alert organizer, in conjunction with the maps on my site, to select the type of property, the area you want to search, minimum number of bedrooms and bathrooms and a price range, this will allow you to do an organized, automatically updated search for all listings (all listings from all companies not just some) that enter the market (active), and if requested, see when they go into contract (pending) and see how much they sell for when they close escrow (sold). You will also receive information regarding local schools, maps and driving directions, neighborhood profile and much more for each listing sent to your confidential e-mail. I will need to verify your search through my site and then, if or when you request it, set up the search for the automatic pending and sold activity for any past period of time, these will be sent to your e-mail, updated daily, weekly or you set the time frame (just let me know).
For Buyers:
As a buyer or a seller you want to know it all. Track the listing and sales activity in your area of interest and see what agents see when they see it.
Start by using the Listing Alert system and your personal listing alert organizer, (See # 2 above) then I will, if you don't have one already, help with finding a lender.Show all the properties of interest, review and discuss all reports, inspections and disclosures and obtain any that may be missing or needed so that you will know as much as possible about the property. I will provide a CMA (comparative market analysis) review current market conditions and assist in writing the offer, with the proper contingencies for your protection, and still make it attractive to the seller. I will be there every step of the way including after the sale should any problems arise. I want your business the next time you need a Realtor.
For Sellers:
You can obtain an approximate value of the property in mind by checking the sales price of the "sold" comparable properties, in your specific area, automatically updated and sent to your personal listing alert organizer by e-mail or click here for a mini market analysis sent to your e-mail within 24 hours.

Note: If you want to search in San Francisco and surrounding neighborhoods use the San Francisco MLS map, it will show you the numbers of the of the districts and names of the sub-districts(2e = central sunset) these names correspond to the names of the areas in your listing alert search.
